  • 133 Pitt Street, “The Lee”, New York City, NY
133PittSt133PittSt2

Scope of Work

LEED 2.1 and NYSERDA New Construction Program (NCP) compliant        energy (eQuest) models and reports, energy efficiency cost benefit  analysis during design process, LEED consulting (for e.g. IAQ, Materials,  Water Efficiency)

Funding Source

50% provided by developer, 50% by NYSERDA NCP.

Project Description

The Lee is a new state-of-the-art facility now under construction on Manhattan’s Lower East Side.  It will be home to 263 residents, including adults with special needs and low-income working adults; 54 units will be reserved for young adults aging out of foster care and at risk of homelessness.  The Lee is the first LEED Silver affordable housing project in Manhattan and was a winner of the 2006 NYC Green-building Design Competition.

Julien Lafond and Alexander MacFarlane provided rigorous analysis and design team support during the multi-year design process.  Energy saving features included in the project include:

- High-efficiency lighting and bi-level lighting where appropriate

- Gearless elevators

- Condensing boilers

- Air-to-air exhaust heat recovery

- Innovative apartment occupancy energy controls linked to building security system

Performance

>40% Energy cost savings projection (as compared to NYSECCC 2002)

  • Casa Luna/Casa Estrella, Bronx, NY

Scope of Work

One of the first MPP projects.  Altanova provided energy consulting, modeling (eQuest) and reporting for NYSERDA Multifamily Building Performance Program.  Altanova worked with NYSERDA and TRC project managers and technical consulting in program development

Funding Source

Consulting contract between CEC and developer.  Partial re-imbursement by NYSERDA MPP to developer

Project Description

Avalon Bay Rockledge is a new market-rate rental development located in Westchester consisting of 3 main buildings: a “T” shaped apartment tower, parking garage, and a row of townhouses. The project has a total area of 607,000 sf. The developer was very cost-conscious and demanded excellent economic performance from all recommended measures.

Julien Lafond and Alexander MacFarlane provided modeling, analysis and design team support.  Energy saving features in the project include:

- Continuous Insulation in the Wall Cavity

- Low-Temperature Heating/DHW Systems with Condensing Boilers

- Exhaust Control (Kitchens & Parking Garage)

- Energy Star Appliances

- Bi-Level Lighting in the Common Areas

- Compact Fluorescent Apartment Lighting

- High Efficiency Gearless Elevators

- Sub-metering

- EnergyStar Washers

In addition, CHP was analyzed and determined cost-effective. However, it was not incorporated into the project design.

Performance

29% energy cost savings as compared to New York State Energy Conservation Construction 2002 (w/o CHP)
