Real Estate Portfolio - Energy and Sustainability Assessment
Altanova has developed a 'portfolio approach' to assist clients with multiple buildings to optimize their investments to reduce energy and water costs in their portfolios. We typically identify at least 20% savings across a portfolio with rapid payback, because we are able to find the most cost-effective opportunities for investment among multiple properties: Phase 1 - Portfolio analysis: Gather all data needed to proceed with the portfolio benchmarking: energy use data for electricity, natural gas and water use, along with facility type and function. Benchmark portfolio and screen each building to determine which facilities will require special attention during the on-site energy audit. Phase 2 – Desktop audit: Analyze each building based on existing data and comment on preliminary potential energy savings to each building in the portfolio. Phase 3 - On-site energy audit: Conduct a walk-through inspection (ASHRAE Level 1 audit) of each building to determine the general state of repair, to identify problematic systems, and to interview operational staff in the selected facilities. Provide a list of Energy Conservation Measures (ECMs) and a list of Energy Conservation Opportunities (ECOs). Phase 4 - Portfolio reconciliation: Analyze and reconciliate all information, data and results gathered and produced from benchmarking and energy audit, develop recommendations and initiate the development of an energy roadmap. Phase 5 - Strategic roadmap, including GHG, water and waste: Analyze energy, GHG, and water and develop a list of options to reduce overall energy intensity (energy efficiency), utilize on-site renewable energy generation capacities, purchase ‘green’ electricity, renewable energy credits, certificates, and carbon offsets, etc... Analyze waste and develop a list of options of potential solutions to reduce waste, to increase diversion-from-landfill rate, to increase recuperation, use, and recycling, to find waste-to-energy technologies applicable and vendors,etc...
